Bed and Breakfast prices & booking conditions until 31 March 2012*

Prices for two people sharing a double/ensuite room will be : 

                                       from £80 per night - £85 per night 

Additional adult sharing double/twin ensuite - £20/£30 per night                                     
                                      
Single occupation        Friday, Saturday, Sunday & Bank Holidays £60 - £70 per night
                                      Monday - Thursday from £50.00

Children 15+ charged at full rate (unless sharing parents room)
Child sharing parents' room £10 - £25 per night

Family accommodation comprises Double/twin ensuite with twin off,   plus sitting room

                                      Price for 2 children & 2 adults £115 - £140 depending on ages of children

                                      This accommodation is also suitable for two single adults (sharing ensuite
                                      bathroom in main bedroom)
      
                                       from £55 per person (weekdays) - £65 per person (weekends)

Discounts                     6 nights 10% discount
                                     7 nights  - one night free 
                                     Bookings longer than 7 days - discounted prices by arrangement
                                     All 7+ night bookings subject to payment 7 days prior to arrival

Deposits                       We require a deposit of £25 per room for reservations of 1 - 6 nights
                                     10% deposit is required for reservations of 7+ nights
                                     Deposits are non-refundable although we may credit this to a booking
                                     taken at a later date.
                                     For some reservations we require 50% deposit - this only applies to
                                     bookings when other accommodation providers are involved in finding extra
                                     rooms for a larger local reservation  
                                    
We welcome children 5+ Prices vary according to ages of children, sharing parents room etc.
Children 15+ charged at full rate - discounted if sharing room with parents or younger child.

*Excludes Christmas and New Year 2011, when special seasonal prices apply

We are a non smoking house and we regret we are unable to accept dogs or other pets
except assistance & guide dogs

We reserve the right to accept bookings of minimum two nights at peak times and weekends, but we do try to accommodate all booking requests                             

We accept payment by cheque, cash, Visa, Mastercard, Switch, Delta, Maestro. 

Arrival & Departure 

Arrival time is after 4.00 pm (3.30 pm in the winter) We will always try to accommodate requests for earlier arrivals, especially for guests wishing to change for  weddings etc . We appreciate guests arriving with us before 11.30 pm if possible to avoid disturbing others We expect rooms to be vacated by 10.30 am on the day of departure but bags, cars etc can be left with us until they need to be collected.

Cancellation Policy

We are often able to re-let accommodation if given sufficient notice.  
Bookings cancelled 5 - 7 days prior to arrival, will be charged at 50% of the full rate unless we are able to re-let accommodation.
Bookings cancelled within 48 hours of arrival will be charged at 75% of the full rate and bookings cancelled within 24 hours or on the day of arrival will be charged at the full rate, unless we are able to re-let accommodation.

Non arrivals will be charged the full rate.
